Mortgage Discussion is a Top Priority and Not an Obstacle

So, I realize that talking to a complete stranger about your money is about as fun as going to the dentist or paying taxes. I get it.

I also understand that having a new home consultant look at you and say, “Have you spoken to a lender yet?” sounds a whole heck of a lot like, “Let me size you up so I can decided if you are worth my time.”

I can assure you most mortgage lenders I know appreciate your frankness and want nothing more than for you to be comfortable. If they are not treating you that way, go find another lender. Buying a home will be one of the biggest decisions you make. You should be working with people who work hard to produce a fantastic experience.

And most real estate professionals understand that buying a home will not happen overnight. I have already signed up for the time committment. You, regardless of the time expended, are top priority. You are why I have a job. You are worth my time.

Let me explain a little further.

Before I can do anything on my end, I need to have a mortgage lender tell me you can qualify for a mortgage in the amount of the home. Banking institutions will typically not lend money to a builder to build a home unless they are fairly comfortable that the home will be bought by a homeowner and satisfy the construction loan.  So step one is actually the mortgage.

The mortgage broker is looking for four major things.

  1. Collateral – in terms of a mortgage, this relates to the appraisal of the home. The mortgage lender will not lend more than the house appraises for. In new construction, this has to be considered when assessing upgrades mostly. As your new home consultant, I will advise you when we are reaching that margin – but the mortgage lender will be the person advising me on what those numbers are after speaking with you.
  2. Capital- this refers to your down payment. The amount of down payment required will be determined by you and your mortgage counselor depending on the different mortgage programs you qualify for. Some programs qualify for 100% financing while others can require as much as 20%.In today’s mortgage environment, this can also refer to cash reserves (i.e. savings). Mortgage brokers will often want to verify these funds. Sometimes they will require proof of saving totaling 1 – 3 months of mortgage payment. It is a good idea to provide this information to your lender to bolster the mortgage package.
  3. Credit – this is almost completely score driven. Almost all lenders can do something with a 640 and above. Some will offer options between 620-640. 600-620 is a process. Under 600 you will find some lenders who say they can do something. They rarely are able to come through due to the almost impossible criteria. However, the mortgage lender is your best asset in understanding both your score, what it means and steps to take to get it to where it needs to be if necessary.
  4. Capacity – this refers your ability to repay the loan. This typically comes in the form of length of employment, time in particular field, and income and taxes verification. You will typically have to produce W-2′s, 1099′s or whatever form of income reporting you utilize. Tax returns are helpful and will be pulled for verification. Employment status is an important thing to verify. Under some situations different income can be categorized different ways. Your mortgage lender will ask you to disclose all sources of income and determine how to best proceed

Teaching cell phone application usage at Savannah Home Builders

 I had the most amazing time at the Home Builder Association of Savannah talking with area Realtors about using application technology to better serve their clients.

The main point throughout the whole session was client services. With emerging technologies changing almost daily, these professionals find it important to remain informed on the type of information their buyers and sellers want and how they want that information delivered.

Throughout all professional fields, real estate among them, the savvy consumer is much better prepared to advocate on their own behalf. As real estate agents and new home builders, we are dedicated to assisting with that information gathering and educational process. The team aspect of creating a home that supports and enhances the owner’s lifestyle is the single best way to ensure builder ability to understand and exceed the goals of the homeowner.

There is not an app for that. But there are great support tools that can help facilitate the process.

How do I figure Property Taxes in Port Wentworth, Georgia?

Honestly, figuring property taxes in Port Wentworth – more specifically in The Retreat at Rice Creek – is the same as figuring them in most places.

There is some basic information you need to know:

  • the assessed value of your property
  • the type of taxes payable
  • the millage rate of the taxes

The value of your property is determined by the local Tax Assessor Office.

The types of taxes due will depend on where you live – city limits, location of special assessments, SPLOST initiatives, etc.

In Port Wentworth the current assessed taxes and their current millage rates at time of this post are:

  • State Tax millage rate 0.25
  • County Maintenance & Operation rate 11.479
  • County School Maintenance & Operation rate 14.131
  • Port Wentworth millage rate  4.397

In order to figure your taxes you can use this Property Tax Worksheet. You will need Microsoft Excel to use this function. When you open the form, you simply fill in the two highlighted blocks. The form will take care of the rest.

If you don’t have excel, you can use this form and work it by hand. Just grab a pencil and a calculator and follow these steps:

  1. Enter the Fair Market Value (FMV) as determined by your tax assessor in the first yellow highlight.
    • For our example, we are going to use $175,000
  2. Multiply the FMV by 40% to obtain the Adjusted Value (AV)
    • $175,000 x .4 = $70,000
  3. Determine whether or not you are eligible for homestead exemption
    • If you are not, strike through the column and use your AV for all tax assessments
    • If you are, subtract the applicable exemptions and enter the new adjusted value
    • State tax – $70,000 – $2,000 = $68,000
    • County M&O – $70,000 – $12,000 = $58,000
    • County School M&O – $70,000 – $2,000 = $68,000
    • Port Wentworth – no exemption
  4. Take the adjusted value, divide it by 1000 and multiple by the millage rate to get tax owed (we are going to assume homestead as most of you will qualify).
    • State tax – $68,000 ÷ 1000 x .25 = $17.00
    • County M&O – $58,000 ÷ 1000 x 11.479 = $665.78
    • County School M&O – $68,000 ÷ 1000 x 14.131 = $960.91
    • Port Wentworth – $70,000 ÷ 1000 x 4.397 = $307.79
  5. Lastly, add up the individual taxes to determine your total tax bill.
    • $17.00 + $665.78 + $960.91 + $307.79 = $1,951.48

Tell Me About That Homeowners Association

Too often when I am showing a new home, one of the last questions asked is, “Do you have a Homeowners Association?” Now this is a fine question. I just think it would be important to ask it sooner. But I understand the delay. New homes are beautiful and exciting. They have that new home smell. To most buyers, Homeowners Associations (HOA) are not sexy at best and a negative attribute at worst.

So let’s talk about this HOA thing a little bit. I am not an attorney, and HOA/POA laws differ from state to state. So we are going to be talking in practical terms on how this can affect you, the home buyer.

HOAs are Created by Covenants

Covenants, according to the American Bar Association are:

private restrictions designed to maintain quality control over a neighborhood… Covenants typically restrict such things as lot size, square footage, and architectural design. They also may prohibit satellite dishes, boats and motor homes, certain types of fences, and unsightly activities such as auto repair.

The Covenants for Rice Creek do exactly that. They also, in Part 3, address the function of the HOA in its respect to administer, enforce and amend the recorded Covenants.

Many New Subdivisions or Developments Have Them

Chances are, if you are looking at a subdivision property, especially a newer one, there are covenants. Now, the nature of and the ground that these covenants cover can vary greatly. Covenants are filed with the Clerk of Court and are a matter of public record. The recorded Covenants for Rice Creek can be found filed with the Superior Courts of Chatham County, Book  343G, Page 040. Or, because I love making things easy, you can just click “Covenants.”

Covenants are Not Optional

Covenant appurtenant, or covenant that runs with the land, essentially means when you buy into the house or property, you agree to the covenants - they are one in the same, a package deal. Because HOAs are created within and given authority via these covenants, you have agreed to abide by that as well.

HOA’s are Wonderful Protectors of Property Value

I will admit that is a pretty opinionated statement. But I was in the world of traditional, big box, resale real estate for a long time. Half of my market had strong HOA’s and half had none. It was real hard to sell at house at what is was worth if I had to drive prospective buyers past uncut grass, junked out cars and pink flamingo, frosty the snowman circa 1972 mailboxes. On the other hand, houses that resided in well-kept, attractive, amenity rich neighborhood had the buyers smiling at “hello.”

HOA’s Keep the Pool Clean

Ok, so maybe they don’t actually “clean” the pool themselves. But they do reside over the maintenance and appearance of common areas. This typically includes playgrounds, fitness centers, community pools, etc. As a side note, this is probably where the bulk of your Homeowner Dues are applied.

Some HOA’s are Contracted

As of this writing, this is true of The Rice Creek HOA. It is contracted out to a professional Homeowners Association Management Company. There are quite a few positives to this arrangement, in my opinion. The biggest is third-party HOA managers allow neighbors to stay neighbors. You can simply enjoy each other at community BBQs instead of also having to police their grass, fence or out of standards mailbox.

Wading the waters of covenants, HOAs etc., can feel like daunting task for new home buyers. It need not be. Ask early and ask every question you can think of. Remember, buying the house means buying the covenants. It is part of the new home center’s function to make sure you understand the scope and benefit of your HOA.
